One-Time Fees

Cleaning Fee	$270 per stay	Professional cleaning before arrival and after departure. Assumes reasonable guest cleanliness; extra charges may apply if excessive cleaning is required.
Resort Fee	$99 per stay	Covers insurance, property maintenance, and damage protection during your stay.

Taxes

Transient Occupancy Tax (TOT)	12% per stay	Required by the City of Fresno. Collected at booking.
Tourism Business Improvement District Tax (TBID)	2% per stay	Required by the City of Fresno. Collected at booking.

Total cost at booking: Nightly rate + cleaning fee + resort fee + 14% city tax.

Damage Protection

Your stay includes two layers of protection:

1. Standard Guest Responsibility:
Guests are responsible for any damage caused during their stay up to $500.

2. Damage Protection Insurance (Included in Resort Fee):
For peace of mind, your $99 Resort Fee includes damage protection insurance that covers accidental damage beyond the $500 responsibility upto $5,000. This means:

• No need to purchase separate insurance
• Covered for most accidental mishaps beyond $500 and upto $5000.
• Terms and conditions apply. Intentional damage not covered. You are responsible for any damage in excess of $5000.

Cancellation Policies

All bookings: Free cancellation within 24 hours of booking, regardless of policy chosen.
Beyond that, we offer two cancellation options at booking:

Flexible 30 – Full Refund

Cancel up to 30 days before check-in for a full refund (including cleaning fee). Best for guests who want maximum flexibility

Non-Refundable – Save 10%

Choose our non-refundable rate and enjoy 10% off your nightly rate. Best for confirmed plans and best savings
